Build-To-Rent, Ground Up Development
Build-To-Rent is an emerging asset class that we love, providing residents with the amenities of a home (attached garage, backyard, larger living space) and the convenience of renting. We partnered with a homebuilder who aligns with our vision and broke ground on the community in early 2024. Our business plan was to complete construction and stabilize through lease-up before refinancing into permanent financing that allows us to return a portion of initial equity and begin cash flowing operations. We entered this project with a 7-10 year investment horizon.

Located on the TX-130 toll road connecting Austin & San Antonio, Lockhart has experienced and will continue to experience explosive growth as Central Texas continues to expand to the South and East.
Alignment in structure
Rather than hiring a merchant builder, we partnered with our homebuilder on the overall success of the project across our ownership period. This allowed us to build units below the basis of other groups and stay aligned on the product and costs being delivered.
