Horizontal Lot Development
We found a broken residential neighborhood that initially we thought could be a Build-To-Rent opportunity, but we quickly realized should be a retail development encompassing 40 homes. The previous developer had done about 70% of the horizontal infrastructure, but left quite a mess. We purchased the land from two groups that had foreclosed on the developer in partnership with our homebuilding partner. The business plan is to complete the horizontal work and sell the lots to our builder, offering us the ability to create a 17% annual return to investors.

- The cost basis of buying a broken deal allowed the finished lot price to be compelling for our builder and provided certainty for our LP returns.
- Leveraging our extended team and relationships of Land Use attorneys and Civil Engineers allowed us to get comfortable with any and all issues we might be inheriting —and clean up most of them prior to closing.
- Located in an affluent hill country enclave with high demand for new housing.
