We own and oversee hundreds of millions of dollars in assets. To execute our vision for each asset and deliver on the returns our investors expect, it requires attention to detail at every turn, consistent communication with our onsite teams and vertical integration of key elements in the value chain. Being local helps in all of these aspects.


We leverage all our local relationships to find the best opportunities. Our stated goal is to tour every asset we hear about to keep us up to speed on the market and turn over every rock. Over half our portfolio has been acquired either on an off-market basis, or in a process where we’ve not been the highest or last offer.

Asset Management

We have weekly calls with our onsite teams to stay intimately familiar with asset performance, and we make sure our teams see us onsite regularly. We review business plans and market performance on a quarterly basis to guide our investment decisions.

Construction Management

Value-add work requires tight coordination with our construction crews and our onsite teams and asset managers. Our in-house construction management team works with our general contractor to ensure renovations are timely and onbudget. We also source all of our own renovation materials from overseas, keeping our costs lower than national firms much larger in scale.

Investor Relations

We believe investors are our partners, and we take communications very seriously. We send monthly updates without fail, and believe in transparency and honesty in our reporting.
